• Decide what you want. What type of home are you looking for? What type of neighbourhood do you want to live in? The narrower your focus, the less time you’ll waste looking at properties that don’t fit your needs.

• Be open to possibilities. There are probably terrific homes on the market — right now — that are close to what you’re looking for. So be prepared to consider properties that are less-than-perfect. Remember, what a home lacks today may be remedied with a renovation later on.

• Be flexible with your schedule. When you see a home you like, schedule a viewing immediately, even if it’s at an inconvenient day/time, such as a weekday after work. Finding a great home, quickly, is worth some inconvenience.

If you’re searching for a new home within a tight time frame or searching for an out-of-town property, you may not have time to make multiple visits. In fact, you might only get a chance to view a property once before deciding whether or not to make an offer. In that case, you’ll need to be sure to get all the information you need from that one viewing. The trick is to be prepared.

Before viewing a property, make a list of all the things you want to know about the home. If it’s an older home for example, you may want to know about possible maintenance issues. So, you’ll have questions about when you should expect that the roof, furnace or air conditioner will need to be replaced. If you’re concerned about bedroom space, you’ll want to bring a measuring tape and confirm the dimensions of those rooms.

Then, when you schedule the viewing, make it clear to the seller that you may need more time than the average buyer. Depending on the property, you may need an extra 30 minutes to an hour. To begin with, today’s consumers tend to expect modern conveniences and energy savings. But, these features often come at the expense of reliable long-lasting performance because they are costly to develop and newer technology is constantly coming to market. As a result, manufacturers are not inclined to invest heavily in order to make them more durable. Secondly, an important part of the new technology involves lighter and smaller parts which by nature tend to have a less robust lifespan.

Nonetheless, the newer time and energy saving appliances do offer many benefits. Your retailer may already provide a satisfaction guarantee or product warranty, or you maybe automatically covered by using a specific credit card. In fact, some utility providers offer comprehensive “blanket coverage” for a myriad of household equipment for a single monthly fee.

So, before you make a decision on your next appliance purchase, give considerable thought to how you will manage its long-term cost effectiveness and your performance expectations.

How to Make your Home “Picture Perfect” for Viewings

Have you ever had a formal photo shoot? Perhaps you’ve had one for work or arranged one for your family. If so, chances are you dressed up and made yourself look your best.

That’s the right mindset to be in when selling your home too. You want to make every room look as attractive as possible because, these days, many buyers will view pictures of your listing – usually online – before they actually come to see it.

So, how do you make your home look “picture perfect”? An effective technique is to walk around your home with a camera. You don’t need to take any pictures, at least not yet. Just visit each room and view it through the camera’s viewfinder. Look at the room from different angles – as though you were a Hollywood director planning a shot!

Then, ask yourself the following questions:

• Will the room look cluttered in a picture?
• Does the room appear to be spacious and comfortable?
• Is there anything in the shot that stands out as distracting or negative? (For example, dark curtains making the room look duller.)
• Will removing, adding or re-arranging furniture and other items make the room look better in a photo?
• Does the room look better at certain times of the day?
• Are there any other changes you can make to the room to make it look better in a photo?

Your Drinking Water Deserves Attention

All homeowners deserve to be confident in the quality of their household drinking water, but verifying its integrity may require some initiative. In fact, even if you rely on a municipal water system that is heavily regulated and frequently tested, you could still end up with questionable water in your home if there is corrosion of the pipes within your own walls.

Likewise, fresh well water may be compromised by polluted run-off, leaching of toxic chemicals, or animal contamination in the water table. Some consumers consider bottled water or cooler services to be the safest choice, but in fact, those suppliers may not be obligated to test the water as thoroughly as municipalities do.

Lowering Shipping Fees When Shopping Online

However, there’s a cost to online shopping that’s all too easy to overlook. Shipping fees. Imagine saving $10 on a luxury cookware set, only to be hit with a $15 delivery charge. Ouch. So how do you avoid those fees?

First of all, always check the fine print on the checkout screen. Notice what the shipping cost (if any) will be before you click the final purchase button. Keep in mind that the base shipping fee shown may update — and become higher — once you’ve typed in your address.

Some e-tailers offer free delivery for orders over a certain threshold amount; for example, $50. If there’s more you can add to an order to get the shipping fee waived, it may be worth it.

There are a few e-tailers, most notably Amazon, that offer yearly memberships where one of the benefits is free delivery on all orders. Those kinds of memberships may be worth checking out if you do a lot of online shopping with a particular company.

A final tip: Always check for multiple delivery options. Some e-tailers, list an express shipping charge as the default option on the check-out screen, but have a free standard delivery option if you choose it.
